TOWN OF LOS ALTOS HILLS September 23, 1998 <br /> Staff Report to the Planning Commission <br /> RE: NEGATIVE DECLARATION AND TENTATIVE PARCEL MAP FOR A TWO <br /> LOT SUBDIVISION; LANDS OF BLAIR; 27161 FREMONT ROAD; FILE <br /> #115-98-TM-IS/ND-GD. <br /> FROM: Suzanne-Davis, Associate Planner SD <br /> APPROVED BY: Curtis S. Williams, Planning Director <br /> RECOMMENDATION: That the Planning Commission: <br /> 1. Review and make comments on the Mitigated Negative Declaration and proposed <br /> Tentative Parcel Map; and <br /> 2. Forward the application to the City Council with a recommendation for approval, <br /> subject to the conditions in Attachment 1. <br /> DISCRETIONARY ACTIONS <br /> The following describes the Town's discretionary actions which are required for approval <br /> of the subdivision: <br /> 1. Adoption of the Mitigated Negative Declaration by the City Council. <br /> 2. Approval of the Mitigation Monitoring Program by the City Council. <br /> 3. Approval of the Tentative Subdivision Map by the City Council. <br /> The Planning Commission's actions relative to the Mitigated Negative Declaration and <br /> Tentative Map are recommendations to the City Council. <br /> TENTATIVE MAP REVIEW <br /> In order to approve a subdivision, the Planning Commission must determine that the <br /> project is consistent with the General Plan, subdivision and zoning regulations, and that <br /> none of the findings for denial can be made, as specified in Section 66474 of the State <br /> Subdivision Map Act. Staff has prepared findings for approval of the project (see <br /> Attachment 2). Comments on the tentative map have been received from the Town <br /> geotechnical consultant, Santa Clara Valley Water District, Santa Clara County Fire <br /> Department, Environmental Design & Protection Committee and Pathways Committee, <br /> and are attached for the Commission's review (see Attachments 5-9). Neighboring <br /> residents and property owners within 500 feet of the site have been notified of the public <br /> hearing. <br />
