3. 1 <br /> Town Of Los Altos Hills December 9, 1998 <br /> Staff Report to the Planning Commission <br /> RE: A REQUEST FOR A LOT LINE ADJUSTMENT: LANDS OF DENNY (25400 <br /> LA LOMA DRIVE) AND VENTURA (25398 LA LOMA DRIVE); FILE #170- <br /> 98-LLA. <br /> FROM: Suzanne Davis, Associate Planner SD <br /> APPROVED BY: Curtis Williams, Planning Dire& <br /> RECOMMENDATION That the Planning Commission: <br /> Recommend approval of the lot line adjustment to the City Council, subject to the <br /> applicant's submittal of documents needed to prepare certificates of compliance. <br /> DISCUSSION <br /> The Ventura property was created as part of an two lot subdivision (Tract 2322)that was <br /> recorded in 1959. The Town has no map of record for the Denny property. A certificate <br /> of compliance will be done as part of the lot line adjustment process. <br /> The applicants are proposing a lot line adjustment between their properties so that the <br /> Venturas can purchase a portion of the Denny property. The Dennys intend to subdivide <br /> the remaining parcel into two lots. The subdivision will likely be forwarded to the <br /> Planning Commission in January. <br /> The Ventura property is currently nonconforming in that it has a lot unit factor (LUF) of <br /> less than 1.0, and the existing floor and development area exceed the allowable numbers <br /> based on the Town's slope density formula. In addition, an existing accessory building is <br /> crossing the common property line between the Ventura and Denny properties.
