FROM: Suzanne Davis, Associate Planner SD APPROVED BY: Curtis Williams, Planning Dire& RECOMMENDATION That the Planning Commission: Recommend approval of the lot line adjustment to the City Council, subject to the applicant's submittal of documents needed to prepare certificates of compliance. DISCUSSION The Ventura property was created as part of an two lot subdivision (Tract 2322)that was recorded in 1959. The Town has no map of record for the Denny property. A certificate of compliance will be done as part of the lot line adjustment process. The applicants are proposing a lot line adjustment between their properties so that the Venturas can purchase a portion of the Denny property. The Dennys intend to subdivide the remaining parcel into two lots. The subdivision will likely be forwarded to the Planning Commission in January. The Ventura property is currently nonconforming in that it has a lot unit factor (LUF) of less than 1.0, and the existing floor and development area exceed the allowable numbers based on the Town's slope density formula. In addition, an existing accessory building is crossing the common property line between the Ventura and Denny properties. The lot line adjustment would bring the Ventura property into conformance in all of these areas.
